View Full Version : Anyone ever sell their home themselves?

I'm getting ready to do this and my place should be on the selling block by at the of March. I think I'll be using www.forsalebyowner.com. Have any of you guys ever done this and do you have any tips? My biggest fear is that I won't be able to sell my place and I'll get stuck with 2 mortgages for a few months.

Ha. I got stuck that way too. Even though I used a realtor. Realtor's hate people who sell on their own. Chances are they won't even show you the house. And get a good lawyer. Selling a house on your own without someone qualified to deal with the contract is risky business. Don't get me wrong, realtors are like lawyers. They make gobs of money for doing practically nothing, but without a good one you can really get screwed.

It's not worth the extra 500-1000 dollars you may save to do it on your own. :oooo:

When I bought my house 5 years ago I went through the real esate agent.

I couldn't be bothered getting involved with a private sale.

Me hates hassles.
simplicity rules.

But of course I might have missed a great private deal.

Use a realitor if you cannot get any hits after 1 month of listing. Don't cut yourself short.

We actually bought our house almost a year ago with a for sale by owner situation. We really made out in the deal going around the realitors blood thirsting pocketbook. Yes, a lawyer was defenitly needed. (just to make sure everything was straight) Good luck.......a stressfull time ugh.

Actually the realtors by me take a 6% commision so I'm not saving 500-1000 dollars. I'm saving about $10,000. Other wise I would bite the bullet and go with one. Thanks for the tips guys.

I think he was saying you'll only save 500-1000 by not using a lawyer vs. using one. :rolleyes:

Selling in the $160,000-170,00 range eh? It's hard work and you have to be careful, but you should be able to do it. Your smart enough to pull it off.

If this was DL talking about doing this, though..... :unsure:

If your price quote is accurate......I'm moving to wherever sal lives. You can get a fixeruper for like $200,000 where I live.

In metro Detroit houses are VERY affordable. I am building a 1900 sq ft ranch loaded with options for less than $220k. It's in a literally brand new neighborhood too (90% of my city was farmland 5-10 years ago). $300k would buy you a 3000 sq ft. mansion here that was less than 5 years old.

Wow that's great. An average 3 bedroom colonial style house (which is common here) nothing fancy just the bare basics on about an acre. Youre talking around $300,000. That's not a new house either. The prices are sickening. If you want a really nice house your looking at $400,000-$500,00. There are houses in the next town over that are going for $700,00-$800,00.

Ouch!!!!! Ours is in a nice area- not in the burbs- 2200 Sq feet with an 11000 Sq foot lot- $275,000. Similar to this one link (http://www.har.com/search/engine/indexdetail.cfm?mlnum=9915880&class=1&sTYPE=0) which is my next door neighbors house. It just sold for $300,000. You can get a lot more house if you are willing to drive in 30 minutes.

Ours is a 1340 sq ft ranch (I'm not sure if that includes the basement, probably not) and we paid $125,000 back in 1997....I guess that's pretty good...St. Louis has one of the lowest rate of living in the country....

This is why all the Yankees are moving to East Tennessee...(dang them all).....1800sq. ft. house (new) plus 2 car garage on 23,000 sq. ft. lot $150,000 - $180,000 depending on flooring, cabinet, lighting, etc.

I bought my house for sale by owner but what I thought is that it got kind of frustrating because I had to do everything myself. Which becomes hard when you have to work. although you will save alot of money doing it yourself. another option is try to find a different realtor that will offer a better rate out here they have anywhere from 3.5-6% for selling the house. You also cant even buy a house lot in my town for less than $200,000

I think I found the perfect solution. www.forsalebyowner.com advertises for you on their web, puts you in a magazine that's big in this area, and for an extra couple hundred bucks they put you on the MLS. If someone finds you through the MLS you only have to pay 3% comission instead of 6-7%. Much better!
