So I've signed my first lease to a place right on campus. It's rough but I'd like the think has potential. These photos were mostly for documentation of the existing damage (as well as evidence of how crappy the last tenants left it) Didn't know if you guys would be interested in checking it out...perhaps those with the greater experience with owning a home might see potential problems I missed :)

What's known:
Bathroom floor will be replaced soon, damaged window (emphasize only one of the windows) will be replaced, and the rest of the walls primed.

What's anticipated:
Cleaning...cleaning......cleaning
Painting, my room is the one with the red wall and is a really bright room with the 3 windows (good for the plants) so I can get away with a darker color; I'm thinking a sea-green

Moving in probably the last week of June after the cleaning, painting, and renovations are complete; Definately a "fixer-upper"

Definately looks like you have some work cut out for you, yeah! But it does also look like it could be a cool place. Congrats man

Really Caged, what are you talking about?
A lease with an option to buy? Is there an out clause?
Does the landlord have any out clauses?
Before spending a ton of money on something like this you need to see what
similar properties in similar states of disrepair are selling for.
If your lease contract is in a similar type price range, then that is good.
Even then, i'd have a lot of reservations about spending a lot
of money on what is essentially a frat house.
It looks like you are going to learn some home remodeling.
Just watch the money, from the looks of it the entire house could be gutted,
and no way will you recover that money unless you are getting a really good deal.

The landlord should be paying for the paint, brushes, cleaning supplies and whatever else connected with the cost of improvements. For your labor, the first month's rent should be free. Also, do a walkthrough with the landlord the day you move in. Note all damages. This will protect your security deposit against disappearing when you move out. Good luck.

From the looks of those radiators you don't have central heat and air? I haven't seen any of those since the 60's. Plus those windows aren't the even close to being energy efficient. Makes me wonder what your heating bill will be like this winter. You do have your work cut out for you cleaning, but all in all this will be a good learning experience for you.
4 bedrooms?......you could start a brothel to help with the lease payment:thumbs:

OK, first off its written right into our lease that we will be reimbursed for reasonable expenses related to repairs and renovations (Shame I can't buy that solid gold toilet I've been wanting so bad)
The rent is ridiculously cheap for the area and location (on campus) at $262/person per month compared to $500-$600 places (no utilities in either case)
The windows are indeed less than energy efficient (haha) but we're already looking into this and planning to seal them well before the cold weather moves in.
Yes the heat is the old-school forced steam radiators however the heat itself is oil and we plan to keep it frosty. Plus being on the second floor means we get the benefit of other people's heat rising up :)

I know it seems a bit odd to put all this work in but the landlord has been very agreeable to date and the intention is to be here for a good while so I want it to look as good as possible. Plus the added benefit of the gained experience. I started working on it today, will be taking pictures of the paint swatches I hung to see what looks best and get all your take on it

per person? as in x 4, or 1048/month? And what is this "we" you mentioning? A friend, or have you hooked up? :D

Lol, still working on that. I'm rooming with 3 other IT guys and the rent is about 260/person + utilities per month
